• Check-in is usually anytime after 3:00 PM, and check-out is by 11:00 AM. We’re often flexible with timing, but it’s not guaranteed , just let us know in advance and we’ll do our best to accommodate you! • Air-conditioning is available in every bedroom. In the living room, we keep the AC turned off to protect the wooden floor. If the living room AC is switched on and the wood is damaged because of it, the guest will be responsible for the repair cost. For comfort, you can use the fan/ceiling fan, run the bedroom AC and let the cool air flow into the living room, or fully open the glass doors on both sides to create amazing airflow. The living room is usually not hot during the day when the doors are open. • Additional charges may apply for any loss or damage during your stay. • For Thailand Tourism compliance and your safety, we will request you to send Passport photos for all guests prior to your arrival. • Electricity is not included in the nightly rate. A fixed electricity fee of 700 THB per day is payable on site. This includes up to 140 kWh per day, which is the normal usage for a 5-bedroom villa with a private pool. Any consumption above 140/day will be charged at 5 THB per kWh to prevent abusive consumption. • Upon arrival, a mandatory 10,000 THB cash security deposit is required to enter the villa.
